We are hiring for full time Property Manager.

Our Property Managers understand the concept of "Social Capital" and it's impact in changing the world. They are leaders in sales, customer service and people. They understand that many of our renters/employees need to be understood and communicated with at a core level and not managed only by the rules. They understand that in order to effect change they must "meet people where they are" before they will be heard. Our properties experience a substantial improvement of living conditions for the entire community they serve. This includes renters, employees, outside vendors and investors.

As a leader, you inspire the team to higher levels of performance, by creating "moments that matter" every day. You take ownership in your role at the community, whether it's dealing with a challenging resident or taking the time to pick up a piece of stray garbage. As a manager you live the same Summit culture and values you ask your team to demonstrate every day.


As a Property Manager you will motivate and develop your team to achieve effective team and individual results at the community. In this vital role, you drive the success of both the leasing office and maintenance team to provide the best experience possible for your current an future residents.

You will also be responsible for:

-Providing training, feedback and coaching where appropriate to enhance team members' skills and development
-Successful execution of balancing lease renewals and new customer attraction to optimize revenue, and average daily revenue and occupancy at your community Marketing your community to attract potential residents
-Successful management of the community budget
-Upkeep of the physical condition of the property and identify potential community enhancements to ensure an attractive property where value is evident and risks minimized
-Managing vendor relationships Managing team schedules to the business needs

We began Summit Communities, LLC with a vision to create something new and unique that expresses individuality. Something that shows we are not just people living an average, forgettable life. Summit Communities acquires, renovates and manages B and C class properties that have recently experienced a management issue or lots of deferred maintenance. Basically we take over communities that have prior issues, fix the issues and create sustainable communities where you can see the impact of your efforts. We offer a solution to our rental community unlike any they have seen out in the marketplace. Due to our renovation upgrades our renters get amenities unlike those offered at competing communities. Once you experience the feeling at one of our renovated communities--you start to feel the impact of your efforts and how we are changing peoples lives in a positive way!

We have worked to understand what clients and employees want and have asked them to help us come up with ways to achieve the gap.

Here is what we have learned:

Customers (renters/tenants) want to be part of a larger community where they can feel safe and be heard. They want prompt attention to issues. They define this as knowing someone is responsive and will take care of them. This means that when an issue comes up they get a response--It doesn't necessarily mean the issue has to be addressed immediately.

As one of our team members you want to work in an environment where you can make a difference and learn new things. You enjoy being out on the property making improvements in a pro-active manner. You don't enjoy paperwork or feeling like everything you do is reacting to problems that could have been addressed previously. You want to finish things you start ideally without too many distractions. You are comfortable using technology to make yourself more efficient (i.e. LeaseHawk, Asana, Appfolio, etc...)

Here is what we are doing to create this type of work environment:

We are removing as many distractions as possible from the on-site team. Any interaction that can be accomplished via phone, text and email is done off-site by one of our other employees. Below are some examples:

Many of the first time calls into a property are taken by one individual who qualifies and documents every leasing and maintenance request.

All rent collection, issue management, random questions and as much follow-up as possible can be done by one of our off site employees. We have a goal of answering as many calls as possible on the first attempt by the caller. If the caller has to leave a message we do our best to return their call within 15-20 minutes. This is easier said than done, but we measure it weekly.

What have we learned after implementing this model for the past four years? Our leasing team members say they are able to really focus on helping people and aren't constantly distracted by the phone constantly ringing. They only talk to qualified renters so their call volume has decreased by approximately 80-90%. They can now plan their days in a pro-active manner since they aren't constantly distracted.

Our maintenance team can focus on finishing tasks and seeing the results of a finished product. They don't feel like they are fighting fires all of the time. It's easier to take pride in what you do when you have time to plan ahead and don't feel like you are always putting out fires.

Is it better than anything we have seen before? Absolutely because every day we get to see how much has been accomplished and take pride in implementing this vision.

Is the model perfect? No, but we keep evolving and learning as we figure out better ways to evolve. All of this sounds so simple and it is, but there are speed bumps along the way and we need individuals who understand and can work with speed bumps! Changes like this don't happen overnight, but we are already seeing the results of what has already been implemented.

One of our properties has gone from never being able to keep up with the vacancy and work orders to having wait lists of potential renters and maintenance team members now have time to work on longer term capital projects.

Are we achieving the vision? Absolutely--a conversation with our team members who have been implementing this over the past four years will confirm it. The most common feedback we hear has been "I can finally focus on doing what I was hired to do instead of being distracted by too many other things".

Now what?

Our number of units under management has keeps growing, our leasing team is up and running and now it's time for us to bring on a new Property Manager who agrees with our vision and can help us make an impact.
