The Construction Project Manager is responsible for coordinating and overseeing residential development and construction for a 40+ Million Dollar Project. Responsibilities include site development, permitting, supervising multi-site construction projects, and handling the administrative and operational processes. The individual will participate in the construction process, from the initial planning and foundational work to project completion, managing timetables, and costs. The position reports directly to the Senior Vice President of Construction.


Supervisory Responsibilities:

  • Provide daily administration of residential construction project within a designated area; this includes quality control, schedule adherence, municipal coordination, and material management to maximize profits and minimize waste.
  • Collaborate with clients, supervisory staff, contractors, and design professionals to discuss and resolve problems, including work procedures, complaints, and construction or design issues.
  • Manage technicians and laborers assigned to project.
  • Develop and maintain good working relationships with a variety of people, including owner, managers, designers, supervisors, tradespersons, and craft workers.
  • Collaborate with clients, supervisory staff, contractors, and design professionals to discuss and resolve problems, including work procedures, complaints, and construction or design issues.

Job Responsibilities and Duties:

  • Collaborate with engineers, architects and other workers in the same project.
  • Responsible for any delays, emergencies and problems that can arise.
  • Comply with safety and building codes as well as legal requirements.
  • Report project progress and budget to SVP.
  • Explain contract and technical matters to others in a clear manner.
  • Prepare budget and cost estimates, along with work timetables.
  • Direct and verify subcontractors' work; ensure timely completion, attention to detail, quality of construction, and scope of work adherence.
  • Ensure all finished homes are delivered 100% complete with specific focus on customer satisfaction.
  • Prepare final walk list for customers and address all deficiencies prior to move-in date.
  • Respond to service calls within 24 hours; provide resolution within seven days of the warranty items being received by warranty team.
  • Review monthly invoice coding and obtain approval for timely invoice processing.
  • Ensure proper scheduling and alignment with business objectives.
  • Work with suppliers to ensure materials are ordered and delivered for the project as needed to prevent delays.

Qualifications and Requirements:

  • Excellent communication skills (verbal and written).
  • Strong communicator.
  • Must be proficient in Microsoft Outlook, Excel, and Word.
  • Reliable transportation.
  • Must be able to work independently and communicate well with others.

Education/Experience:

  • Ten years' experience in Residential Construction Management.
  • Bachelor's Degree; preferred.
  • High level of competency reading blueprints and site plans.
  • Strong understanding of building codes and site development standards.

This is a two-year contractual position. Compensation - commensurate with experience.
