Statement of Purpose: To provide a safe and attractive living environment for campus residents. Repairs and maintains machinery, plumbing, mechanical equipment, electrical systems and all HVAC/refrigeration equipment in accordance with diagrams, sketches, operation manuals and manufacturer specifications.

Compensation: This position is non-exempt from overtime pay.

Major Tasks, Duties, and Responsibilities:

· Complete all work orders as assigned.

· Correct or report all irregularities or obvious repair work to the Maintenance Supervisor.

· Observes mechanical devices, pumps, motors, etc., in operation and listen to their sounds to locate any troubles within such devices.

· Troubleshoot, repair or install HVAC, electrical, plumbing, and carpentry equipment.

· Repair and or replace sheet-rock and apply wall texture, and paint.

· Dismantle devices to replace defective parts and return the devices to working order.

· Lubricates and cleans mechanical devices and parts as needed.

· Change air filters in all air conditioning units.

· Performs maintenance and repair of identified electrical systems and equipment, emergency generating equipment, electrical control systems, fire alarm systems, lighting and construction. Performs maintenance, repair and installation of plumbing and related equipment fixtures.

· Performs preventative maintenance on equipment as assigned.

· May be assigned to assist with landscaping.

· Work with all high and low voltage circuits for all electrical systems including nurse call systems, door entry and fire alarm systems.

· Conduct lighting rounds to replace burned out light bulbs and to repair light fixtures.

· Responds to emergencies, security, fire and disaster calls.

· Be available on call as required.
