TITLE: Superintendent

Position Summary: The Superintendent leads on-site construction operations. The superintendent will push the schedule, coordinate the trades, maintain a safe working environment and ensure construction is done with superior quality.

Reporting Relationship: Vice President of Construction

Duties and Responsibilities:

  • Coordinate all construction services and activities, operational objectives, timelines, and goals.
  • Monitor the overall progress of a project and work site, review processes and practices within teams to ensure consistency, efficiency, and quality of delivery.
  • Record and maintain information and produce reports such as personnel, production, project logs, status and other operational data.
  • Maintain a daily job site log.
  • Maintain strict build-out construction schedule and make changes as necessary to ensure deadlines are met.
  • Coordinate with the subcontractor's office for recovery plans where necessary, meet regularly with staff and subcontractors to discuss progress, obstacles, challenges and assist in removing barriers to completing work.
  • Enforce safety procedures, attend, and participate in JBC Safety meetings.
  • Verify subcontractor certificates of insurance; workman's comp. waivers.
  • Participate in preparation and share responsibility for job schedule.
  • Represent confidence to owners and project consultants in a professional manner.
  • Participate in setting standards for quality control.
  • Schedule materials and tools.
  • Prepare required reports like time sheets, work orders, daily reports.
  • Participate in invoice approval.
  • Document and complete all punch lists according to schedule in a timely manner.
  • Review all drawings, specifications, and subcontractor submittals.
  • Chair or attend subcontractor meetings.
  • Perform required and balancing of systems testing.
  • Turnover to final close out documents to owner.
  • Responsible for completion of projects on schedule and budget.
  • Maintain and prepare required safety records.
  • Maintain a secure, clean, safe, and organized job site.
  • Respect and maintain required construction marketing signage.
  • Plan, execute, and manage warranty work as required.
  • Uphold the requirements of our subcontract agreements and scope.
  • Adhere to company policies and corporate procedures manual.
  • Complete other responsibilities as assigned.

The Superintendent should demonstrate competence in some or all of the following:

  • Multi-Family Construction
  • General Microsoft Office Products
  • ProCore Project Management Software
  • BuildPro Project Management Software

Minimum Qualifications:

  • 5+ years' experience as a Project Superintendent in the construction industry.
  • You value Execution, Unleashing Talent, Collaboration, Flexibility, Good Judgement, and Reliability.
  • Strong background & knowledge of the residential construction industry.
  • Strong leadership skills with even temperament & ability to solve problems.
  • Experience with scheduling and organizing multiple projects.

  • This job operates in a professional office environment.
  • This role routinely uses standard office equipment such as computers, phones, and photocopiers.
